What insurance will and won't cover on a roof

This is a general explanation of concepts that appear in many homeowner policies. It is not legal or insurance advice, and it does not describe your policy. Your coverage depends entirely on your individual policy and your insurer's determination.

Sudden loss vs. wear and tear

Homeowner policies are generally written to respond to sudden, accidental events — a hailstorm, a wind event, a falling limb. Gradual deterioration, age and lack of maintenance are typically treated differently.

This is why documentation of a specific event, with dates and photos, tends to matter so much.

ACV and RCV

Actual cash value settlements account for depreciation of the roof's remaining life. Replacement cost value settlements are structured around the cost to replace, often with a portion held back until work is completed and documented.

Which basis applies to your roof is stated in your policy, and it can differ from the rest of your dwelling coverage. Ask your insurer or agent directly.

Deductibles

Deductibles may be a flat amount or a percentage of the dwelling coverage. Percentage deductibles for wind and hail are common in parts of Texas and can be substantially larger than a standard deductible.

Knowing your deductible before filing helps you decide whether a claim makes sense at all.

Commonly excluded or limited

Every one of these depends on your specific policy language.

  • Cosmetic-only damage, where a specific exclusion applies
  • Damage attributed to age, deterioration or deferred maintenance
  • Pre-existing damage from a prior, unreported event
  • Improvements or upgrades beyond restoring what was there
  • Claims reported outside the policy's reporting window

How to keep the process clean

  • Keep dated photos before and after any storm
  • Save inspection reports, invoices and receipts in one place
  • Ask your insurer what documentation they need before the adjuster visit
  • Ask questions in writing when possible
  • Read every contractor document fully before signing

What a roofer can and can't do

A roofing contractor can inspect, document conditions and provide an estimate for the work. A contractor cannot approve your claim, interpret your policy or guarantee an outcome — those decisions rest with you and your insurer.

If you'd like documentation of your roof's current condition, LoveRain Roof Co. offers free roof inspections for homeowners in Austin and Central Texas. You can also read our frequently asked questions or get in touch.
